The normal patterns of the real estate market, with peaks in the spring and fall, and troughs in the summer and winter, have been thoroughly disrupted this year. After a steep plunge in activity in March, the Marin market has rebounded dramatically. By June, 2020 sales had surpassed 2019 sales, which was remarkable, given that activity was essentially frozen during the first few months of sheltering-in-place. This extraordinary demand has been driven by city dwellers coming to Marin, looking for more room to spread out, work from home, and recreate. Marin offers the best of all worlds - vast expanses of green space and waterfront, lovely neighborhoods with charming village centers and award-winning schools, and an easy and picturesque commute to San Francisco by ferry or the Golden Gate Bridge. It’s no wonder so many are flocking here right now.

During the month of August, home sales were up 39.4% year over year, and the average selling price rose 11.5% to $1,504,000. New listings are up 35%, and the number of listings going into contract are up 65%. Buyers are snapping up listings faster than sellers are putting their homes on the market. ⁠The fastest selling homes are single level, 3 bedroom, 2 bath homes with a yard.

Demand is continuing unabated, but it is impossible to predict how long this pace will continue. The further opening of businesses, the election, the toll on the overall economy, and the uncertain length and trajectory of the pandemic, may all come into play at some point to temper this trend. Those considering selling would be wise to act now to take advantage of this extraordinary moment in Marin real estate.
